Property Analysis and Qualification
  • We investigate each property, or work closely with the builder pre-construction, by running comparable property comparisons to confirm fair market value.
  • Each agent coordinates with local property managers to determine the rent range and marketability of the property.
  • We visit the property to ensure that it fits our rigorous standards, and is ready for sale to an investor. In pre-construction, this means we check in on the property periodically to ensure there are no issues.
  • When the agent is satisfied that the property is acceptable, it is sent to our Director of Property Management Services for approval for the Rental Guarantee Program.
  • Our team runs a full financial analysis for each property to verify it’s viability as a good investment property.

Property Analysis and Qualification
  • Our Information Technology department enters the property data into our databank.
  • The Information Technology Department posts the property on our website and on satellite listing services and real estate investment social networking websites.
  • The selling agent prepares a contract packet with instructions for the investor.

Property Analysis and Qualification
  • Upon reserving the property, each investor receives a full contract for that property as well as the Rental Guarantee Program Agreement (RGP) (if the property qualifies), a cover letter and some information about our area.
  • Your agent acts as your representative, submitting the fully executed contract to your lender and closing attorney.
  • The office staff makes sure the documents get to the right people within our office, and adjusts the website and RGP tracking sheets to reflect the sale.
  • Your selling agent acts as liaison between you and the closing attorney, lender, home inspector, appraiser, etc.
  •  The agent coordinates with the home inspector to make certain the property is completed and/or ready for closing.
  • If repairs are suggested by the inspector, the agent works with the builder/seller to ensure any required repairs are completed in a timely and thorough manner.

  • Your selling agent works closely with your chosen property manager to ensure the property is rent-ready.
  • Our team works with the investor and the property manager to ensure the transition from sale to rental goes quickly and smoothly.
  • Each agent does a final walk through of their properties, confirming that it is ready to be leased.
  • The agent turns the keys over to the property manager for them to begin their marketing campaign in earnest.
  • After the closing, our Director of Property Management Services closely monitors each property, keeping in constant contact with the property managers.
  • Our agents remain a constant source of stability for the owner by acting as a liaison between them and their chosen property manager until the property is leased and creating income.
